Recently I completed an appraisal on a property in the nearby mountain community of Evergreen. As I was driving comparable sales I stopped my car and got out to get a better view of a property. I realized that this property was adjacent to a small herd of buffalo. Rather healthy buffalo. As I looked at the herd I realized that a simple barbed wire fence was all that separated me from these animals. I didn't research it then but I often wondered what kind of external obsolescence buffalo in the neighborhood create. I case you are wondering, no I did not use that house as a comparable.
